Project Brief:
We’re proud to wrap up yet another exciting build with LRP Developments at North Harbour Estate – a high-quality industrial development delivered over a 9-month program.

Set on a 4,200m² site with 2,896m² GFA, the project comprises two industrial buildings housing 16 modern workstore tenancies, offering a mix of warehouse-only, open mezzanine, and enclosed office configurations.

The buildings feature 7.5m-high precast tilt panels, Monument Colourbond roofing with skylights for natural light, motorised roller doors, glazed façades, and premium architectural finishes that enhance the site’s strong industrial character.

Despite weather and service early on, the team successfully maintained momentum to deliver a refined, cohesive outcome aligned with the LRP’s vision.

Year Completed: 2025

Project Brief:
Set on a 14,530m² site with 9,018m² of building space, this precinct comprises 52 warm-shell tenancies across four buildings. Each tenancy is delivered complete with a bathroom, mezzanine, and full services. The site also features extensive hardstand areas, landscaping, and a provision for a future café.

Design highlights include full-height mezzanine glazing in selected tenancies and 52 custom stained timber staircases with black powder-coated balustrades giving the precinct a clean, modern finish.

Despite weather delays, early in the project, strong coordination across all trades helped us complete the project two months ahead of schedule, just in time for the end-of-year wrap-up.

Project Brief:
Situated on a 15,400m² site with 8,819m² of building area, this contemporary development features 48 versatile industrial and commercial units, with select spaces offering mezzanine levels and air-conditioning. Completing the precinct is a welcoming café, with outdoor seating and a breezeway that creates a relaxed, community-friendly atmosphere for tenants and visitors.

Despite some challenging weather along the way, our team worked closely with the client and trade partners to deliver the project more than two months ahead of schedule.

Smartstores@Citiswich is a great example of how careful planning, collaboration and perseverance can turn a complex project into a standout commercial and industrial precinct.

Designed by our team, this modern development features a striking combination of form and function, including:

  • Architectural elements like feature aluminium screens and exposed concrete walls

Despite facing wet weather and intricate site remediation conditions, this project reflects our determination and expertise in creating quality spaces. This cutting-edge development houses 31 industrial units. Thirty of them feature mezzanine floors, creating adaptable and efficient workspaces, while one is set to transform into a café, offering a much-needed spot to recharge.
