Location: Cullen Avenue, Eagle Farm

We were engaged by repeat client, to complete the Design and Construction of 3 strata titled warehouses to form The Cullen Avenue Business Park. Strategically located in the prime industrial suburb of Eagle Farm, this premium grade development consumed a 9517m2 block. The buildings combine over 5100m2 of Gross Floor Area (GFA), with a mixture of office, warehouse, and storage areas.
Each modern tilt panel constructed warehouses has been architecturally and sustainable designed and includes premium corporate facilities. With consumers front of mind, a lot of thought and dedication went into each design, which is highlighted with features which are included in the clear span warehouses such as; access to the warehouse via multiple container height roller doors, large amount of carparking, individually dedicated access control and high power supply provisions to each building.
Construction
- The project was completed within budget and 2 months ahead of programme.
- With construction over the sandy silts of the Brisbane River our team achieved this using:
- 200+ Timber piles driven 15-40m into the ground
- Detailed civil works – due to the high plasticity of the existing soil conditions with extremely high movement, the decision weas made by the construction team to re sequence the programme and install all inground services and then install bridging layers of CBR over the entire site to minimise the highly reactive soil to affect the project, and allowed the ground conditions to withstand all temporary construction loadings. This in turn with the underground services such as Hydraulic and electrical completed with the civil works we were able to install the subgrade falls allowing any water to be quickly dispersed. Although this process does cost more in material cost it was estimated to save 6-8 weeks in programme.
- Steel x fibre to all concrete footings – a more effective and efficient outcome with greater strength.
- Extensive façade treatments to each warehouse, including;
- Reinforced steel mullions to take loadings from the large cantilevered aluminium fins
- Concrete window hood with multiple steps to achieve aesthetics without compromising waterproofing
- Express joint FC with horizontal joints
- Roof supporting structure fully enclosed within glazing system
- Cantilevered and spandral tilt panels to ensure overall warehouse maintained the tilt panel aesthetic required by the design team
- Spandral panels designed so all panels could be installed at once without a second crane mobilisation which allowed this to act as edge board for the level 1 slab
- Cantilevered aluminium feature around the entire façade with vertical aluminium fins supported from the reinforced glazing system
- Extensive access control system installed into every warehouse which can be customised to the end users requirements
- Absolutely everything was thought about during this build including, down to the minor details;

- Feature walls throughout
- Extensive feature landscaping
- Bird netting to awnings
- Compressed air line provisions
- Power upgrade provisions
